Overland Property Group is seeking an Asset Management Executive to join our team. This position will work directly with all facets of property management oversight at Overland Property Group. This person will be directly responsible for ensuring onsite policies and practices to maintain our established communities to the highest standards. This role includes a wide range of tasks related to asset management of stabilized properties. To be successful in this position a candidate must be detail minded, possess a strong work ethic, be able to prioritize and shift tasks quickly as well as work independently.
Collaborates with third-party management company’s on day to day operations of property’s assigned;
Proposes goals and objectives for each property assigned;
Completes annual on-site inspections to evaluate administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures for each property assigned;
Reviews occupancy, billing, collections, and delinquency status of properties on a weekly basis to ensure property performance standards are being achieved and maintained;
Tracks and reviews the submission of monthly reports including but not limited to: manager physical inspections, lease renewal reports, market surveys, and resident services;
Assists in ensuring compliance with LIHTC Section 42 and state regulations that apply to properties assigned;
Resolves concerns, complaints, and requests, in partnership with the management company on a timely basis to ensure resident satisfaction;
Monitors and recommends improvements for outreach and marketing plans and activities;
Partners with management companies to create and regularly update the market survey report with comparable subject properties for each assigned property;
In cooperation with the management company, develops a marketing and outreach plan for each assigned property;
Reviews all advertising for visual appearance, accuracy, and cost effectiveness to ensure brand standards are being met and achieved. Additionally, provides guidance and responses to digital advertising and social media collateral;
Coordinates and facilitates weekly calls held with third party management companies;
Ensure follow up and follow through on capital and routine maintenance projects;
Reviews resident retention programs, services, and correspondence quarterly to ensure the needs of residents are in compliance with grant and state regulations as well as company policies;
Monitors and approves expenditure requests while ensuring the achievement of budget, cash position, and net operating income goals;
Analyzes monthly financials reports of stabilized properties, discuss and document discrepancies with the third-party management and ensures corrections as needed;
Ensures that income is collected, and bad debt write offs are followed up on in accordance with company policies and standards while ensuring the timely filing of evictions or collection requests;
Supervises and coordinates the preparation of annual operating budgets, staffing plans, utility allowances, rent plans, resident services, and capital planning and submits to Director for approval;
Completes and submits reports as assigned;
Adheres to all federal, state, regional, and local regulations that applies to properties assigned;
Ensures the reporting of all liability and property incidents to applicable parties upon occurrence.

Experience and expertise with Microsoft Office (Word and Excel) and Adobe Acrobat required, Mac OS experience preferred
EDUCATION / EXPERIENCE
5+ years affordable multi-family and senior regional property management experience, required
CAM, CAPS, or other property management certification, required
Bachelor degree, preferred
